The inspiration for creating Fassberg One, the Fassberg Residential Division, was grounded by the desire to help our city rebuild in a post-fire world. With the support of our preferred partners, we are able to give fire victims a sense of comfort and confidence to start their process in building back what they lost, and come back to a home that is more resilient and better than ever.

HELPFUL TIPS FOR REBUILDING

Consider Fire Resistant Design & Materials

Consideration should be made to mitigate future issues. Items such as Class A roofing, ember-resistant vents and dual-pane tempered windows are a good start. Non-combustible exterior siding and deck assemblies, fire-rated doors, protected soffits, and defensible space planning should be on the table as well.

Energy & Sustainability Requirements

Title 24 compliance, looking at things such as advanced insulation, HVAC, and envelope performance. Consider that solar panel systems are now mandatory on most new homes, as is a requirement for all-electric readiness + EV charging infrastructure.

Confirm Specific Fire Zone Classification

Being in a Very High Fire Hazard Severity Zone (VHFHSZ) triggers more stringent design and material standards. All homeowners should be aware of requirements within these zones, and ensure architects and contractors are executing a plan that complies with them.

Defensible space landscaping

This is one of the most important elements of your rebuild to consider. By strategically clearing, spacing, and selecting fire-resistant plants around your home, you significantly reduce the chance of embers igniting surrounding vegetation and spreading to structures. This buffer zone not only protects your property but also gives firefighters a safer area to defend your home.

As of our most recent update, there are a couple of core options homeowners have when it comes to rebuilding.

They are as follows:

Rebuilding Within 110% of the Original Structure’s Size

Qualifies for faster initial plan reviews
May benefit from relaxed building and zoning code requirements.
Exempt from Coastal Commission oversight.
Allows for reconstruction of previously non-conforming features, such as reduced setbacks or oversized floor areas.
However, timelines and requirements from other agencies are still uncertain.

Will undergo standard plan reviews, which could take longer due to current backlogs.
Must meet all current building and zoning code requirements.

Likely to involve a more complex design process, additional consultants, higher design fees, extended permitting timelines, and increased construction expenses.
